Beyond Four Walls: Wildfire Smoke Threatens IAQ

May 15, 2024

The arrival of this year's wildfire season has initiated a widespread blaze across Western Canada, propelling dense wildfire smoke southward into various Canadian provinces and numerous U.S. states. In fact, Alberta Wildfire reported there were 52 active wildfires last Saturday morning covering as much as 1,500 hectares of land.¹ Consequently, an air quality advisory has been issued, as exposure to wildfire smoke is harmful no matter the level of contact. Forecasts released by The Government of Canada indicate we may be facing a catastrophic fire season as a result of higher-than-normal temperatures throughout the spring and summer.²

Although residents have become accustomed to preparing for wildfires in their regions, there is a lot to consider as an employer or building owner when it comes to protecting occupants within indoor environments. There is a common misconception that because you are inside four walls you are protected from the health risks that come along with wildfire smoke. However, experiences from previous years underscore the vulnerability of indoor air quality (IAQ) to wildfires. Emissions comprising particles and gasses such as carbon monoxide (CO), ozone (O3), volatile organic compounds (VOC), and fine particulate matter (PM) infiltrate buildings through various avenues, compromising IAQ. Exposure to these pollutants cause serious short and long term health risks, including respiratory ailments, headaches, and impaired cognitive function, resulting in increased absenteeism and diminished productivity.³

As temperatures continue to rise, it is important that policies are put into place to mitigate the risks of wildfire smoke and protect the health of your IAQ. Wildfire smoke can travel hundreds to thousands of miles, so it is imperative to have measures in place that help you assess your IAQ.

Outlined below are three strategies aimed at mitigating the immediate and long-term repercussions of wildfire smoke:

  1. Ensuring Accountability for Indoor Air Quality Monitoring

Within real estate companies and property teams, clear delineation of roles regarding indoor air quality (IAQ) monitoring is essential. Educating the entire property team about the significance of IAQ monitoring and its direct relationship with outdoor air quality fosters a comprehensive understanding. Additionally, robust IAQ monitoring protocols should be instituted, involving regular assessment of local air quality reports and the adjustment of alert thresholds to maintain real-time vigilance over IAQ conditions.

  1. Implementing Data-Driven IAQ Maintenance Plans

Acknowledging the intrinsic link between outdoor and indoor air quality, property teams recognize the limitations of conventional air filtration systems. Leveraging IAQ sensors enables the quantification of indoor air quality, facilitating the implementation of data driven IAQ maintenance plans. These plans create action items based on air quality thresholds, assigning clear responsibilities to individual team members. Furthermore, guidelines are established to mitigate indoor air pollutants and ensure the integrity of building seals, particularly during periods of heightened outdoor particulate matter levels.

  1. Proactive Communication and Reporting for IAQ Management

Proactive engagement with building occupants is important to create confidence in IAQ management efforts. By highlighting proactive planning and communication initiatives, property teams demonstrate their commitment to active IAQ management. In the event of a threat from wildfire smoke, tenants should be reminded of safe indoor practices and should be encouraged to keep windows and doors closed until further notice or unless necessary. Utilizing data as a testament to IAQ management efficacy, results are shared through various channels such as signage, announcements, or tenant meetings. Transparency and accountability are emphasized through regular reporting of IAQ management activities and outcomes to building occupants.

WellStat is an IAQ + Energy Management Software platform used by property owners and operators to responsibly assure healthy indoor air quality conditions. Equipped with 14+ sensors, WellStat facilitates real-time tracking of several contaminants which impact the health and wellness associated with IAQ. WellStat’s data is actionable and can alert you when to cycle outside air (even when dirty) to drive out impurities, like CO2, that may be affecting your IAQ. Notably, the platform's capability to monitor fine particulate matter (PM2.5) assumes critical significance, given its detrimental health effects. Through customizable sensor filtration and real-time data analytics, WellStat empowers stakeholders to proactively address IAQ concerns, thereby fostering a safe and conducive working environment.

Wildfires are unplanned and unpredictable. Informed decision-making and proactive measures are important to ensure the maintenance of a healthy and secure indoor environment.
